Project Manager Responsibilities & Requirements:
- 5-10 Years Experience
- Able to obtain and hold a security clearance
- Lead Superintendents and Subcontractors across multiple, concurrent projects
- Manage all aspects of construction for their project, including financial portions of the projects
- Previous knowledge base and experience in the Design and Construction of SCIF Projects preferred
- Develop new clients and maintain existing client relationships
- Manage multiple projects efficiently
- Procure, coordinate, and manage subcontractors & suppliers including contracts, buyouts, submittals, lead time tracking for materials, and schedules
- Create and manage budgets through the project lifecycle
- Monitor material lead times and delivery dates
- Develop, maintain, and monitor project schedules utilizing Microsoft Project
- Communicate effectively and maintain constant, transparent, communication with the other PCG staff
- Hold progress meetings and prepare meeting minutes
- Oversee project closeout activities
- Review, log, and monitor Submittals and Shop Drawings
- Prepare, log, and monitor Requests For Information (RFI’s)
- Prepare, log, and monitor Proposed Change Orders and Change Orders
- Invoice projects monthly by working directly with Project Accounting
- Process subcontractor & supplier invoices
- Computer Skills – Proficient in Microsoft Excel, Microsoft Word, Microsoft Outlook
- Regularly report to management and other team members on project status, budget, and schedule
- Complete monthly financial review and reporting including forecasted billings for future months
Assistant Project Manager Responsibilities:
- Develop new clients and maintain existing client relationships
- Attend meetings/functions i.e. ABC events etc. to help develop and maintain clients
- Support and assist the PM in estimating projects and preparing bid proposals based on the Company’s strategic business development
- Manage and Support multiple Project Managers and Projects efficiently
- Procure, coordinate, and manage subcontractors & suppliers
- Create and Manage Budgets with PM guidance
- Monitor material lead times & delivery dates
- Develop, maintain, and monitor project schedules utilizing Microsoft Project
- Communicate effectively and constantly communicate with the Director of Operations, Client, PMs, and Superintendents.
- Attend progress meetings and prepare meeting minutes
- Ensure full project closeout
- Review, log, and monitor Submittals and Shop Drawings in the cloud
- Prepare, log, and monitor Requests For Information (RFI’s) in the cloud
- Prepare, log, and monitor Proposed Change Orders and Change Orders in the cloud
- Computer Skills – Proficient in Microsoft Excel, Microsoft Word, Microsoft Outlook
Traveling Construction Superintendent Responsibilities:
- Projects require travel for 3-12 month time periods with travel to various locations across the U.S. (Current open projects: 12 months, 3-6 months)
- Develop new clients and maintain existing client relationships while on site. Create a clean and safe work environment, work with the PCG Safety Coordinator, Maintain all site safety signage, and hold and document safety meetings every week by NLT Friday of each week and email to the company safety officer
- Hold weekly subcontractor meetings on site and review the current and 3-week look ahead schedule with the subcontractors
- Work with the Project Manager and Assistant Project Manager to create a 3-week look ahead schedule, and amend the master schedule
- Fully understand the design documents for all divisions and ensure compliance by all subcontractors. Understand subs SOW and exclusions
- Perform Quality Control for all aspects of the project
- Work with Client and Building Engineers to ensure full transparent communication on the project
- Monitor material lead times & delivery dates
- Communicate effectively and maintain constant communication with the Director of Operations, Client, PM, Assistant PMs, and additional Superintendents
- Create daily reports in the cloud
- Manage daily sign-in sheets and ensure only approved on-site personnel are on the project
- Review and monitor Submittals and Shop Drawings with APM/PM in the cloud
- Review and monitor Requests For Information (RFI’s) with the APM/PM in the cloud
- Review and monitor Proposed Change Orders and Change Orders with APM/PM in the cloud
- Perform pre-punch list and post-punch list with all of the subs and close out the punch list with client sign-off within 5 days of substantial completion. Provide all redline drawings to APM at the close of the project within 3 days of signoff
- Computer Skills – Proficient in Microsoft Excel, Microsoft Word, Microsoft Outlook
- OSHA 30 preferred
- CPR/First Aid Certified preferred
- Experience in ICD 705 construction preferred
